A drafter (or design professional working at the drafting level) prepares construction drawings based on established code and zoning requirements, typically at a lower cost and faster turnaround than a full architectural design engagement. For most ADUs, additions and remodels, drafted plans are sufficient for permit. Custom architectural design work — unique massing, high-end custom homes, complex sites — may call for a licensed architect instead, and we'll tell you if that's the case for your project.

We draw the full set ourselves — site plan, floor plans, elevations, sections and details — as part of the same engagement that produces your Title 24 report, when you need both.

It depends on project size and how quickly we get clear answers from you on design decisions. An ADU or small addition moves faster than a full custom home. We'll give you a realistic timeline once we've scoped your specific project.

We handle correction cycles as part of the engagement — revising and resubmitting drawings in response to plan checker comments is normal and expected, not an extra project.
