What's In A Permit Set

Every sheet a reviewer needs to say yes.

A permit set isn't just floor plans. It's the complete story a plan checker needs to approve your project without guessing: where the building sits on the lot, how it's built, what it looks like from every side, and how it meets code at the details that actually get inspected.

Site Plan

Property lines, setbacks, existing and proposed structures, and easements shown to scale.

Floor Plans

Fully dimensioned plans for every level, with room uses, door and window locations, and egress paths called out.

Elevations

All four exterior faces, showing height, roof pitch and material changes against grade.

Sections

Building cross-sections showing how floors, walls and roof assemblies actually go together.

Details

Construction details for the specific conditions your jurisdiction wants called out — foundation, framing, waterproofing.

Title Sheet & Notes

Code references, general notes and a sheet index so the reviewer can find what they're checking.

FAQ

Questions homeowners ask us

A permit set is the deliverable — the finished drawing package. Architectural drafting is the process of producing it. When you hire us for drafting, the permit set is what you receive at the end.

In some cases, yes — it depends how far along the existing drawings are and whether they're in a format we can build on. Send them over and we'll tell you honestly whether it makes sense to continue from there or start fresh.

We can bundle it in, or prepare it separately if you already have a Title 24 consultant. See our Title 24 & CF1R services for details.

Plan check corrections are a normal part of the process and are handled as part of the engagement — we don't treat a city's first round of comments as a separate paid revision.
